4 Tricks to Maximise Space in Your HMO in Chelmsford

As an HMO landlord in Chelmsford, finding ways to make your property appealing to prospective tenants is key to avoiding void periods, but it can be especially challenging to make a small room attractive to potential renters.

Fortunately, there are some ways of maximising space in those compact rooms that will make them a far better prospect. If a room is functional and practical without being overcrowded, you’re more likely to find somebody to rent it, and importantly, stay for longer.

With that in mind, here are some tricks for maximising available floor space in your HMO in Chelmsford so you can showcase your rooms to their best advantage.

  1. Choose Beds with Integrated Storage

Most HMO landlords let their properties fully furnished. One way to maximise space in your more compact rooms is by choosing beds that come with integrated storage solutions.

Often, these rooms are in an attic space, and sloping ceilings can restrict the amount and size of furniture that can be placed in the room. The answer is a bed with built in drawers, or an Ottoman-style bed that lifts to reveal a hidden storage compartment below the mattress.

  1. Choose A Space-Saving Divan Bed

As the bed is the largest piece of furniture in any room, choosing one that saves floor space is key to maximising the available area.

Divans are always a popular choice since there are no side rails and overhang to reduce the available floor space. They’re also customisable, being available in different heights, lengths, and widths.

Although a standard divan is 12” high, it’s possible to choose one with a height of 6”. These are ideal for attic rooms with low ceilings, as you can place the bed in spaces where it would otherwise be impossible.

It’s also possible to choose a shorter bed. 3” can be shaved off from the bed end which gives the tenant more room to move around their bed and makes the space feel larger.

  1. Make the Most of High Ceilings

If you’re renting out a small room with a high ceiling, you can make the most of this feature by effectively creating a mezzanine sleeping level.

A high sleeper bed will increase the amount of available floor space by freeing up all the room that would have been taken up by a traditional bed. It also gives the tenant the possibility of creating a private sitting or dining area below the bed where they can enjoy a little extra comfort and privacy in their own room.

  1. Utilise Alcoves

If you’re renting out a room with built-in alcoves, make the most of them by filling that vacant space with a fitted wardrobe or shelves. This trick will free up more floor space, reducing the need for other pieces of furniture.
